The government has announced that Awaab’s law is due to come into full force in October 2025. This legislation aims to tackle the emerging hazards posed by damp and mould in the housing sector. So what does Awaab’s law mean for housing landlords?
For significant hazards Awaab’s law instructs housing landlords to address health and safety concerns relating to damp and mould within the following timeframes:
- An investigation must be initiated within 10 working days of the case being reported.
- Tenants must be provided with a summary of the investigation’s findings within 3 working days after the investigation is closed.
- Remedial works must be completed within 5 working days of the investigation’s conclusion.
- Any relevant supplementary works must be started within 12 weeks of the investigation being completed.
For emergency hazards, organisations need to take precautionary measures to ensure that they are prioritising their tenants’ safety. Once a damp and mould case has been identified as an emergency hazard, there are strict timelines for organisations to stick to:
- Prior to remedial work being actioned, Safety works must be undertaken within 24 hours.
- A written summary must be provided within 3 working days.
- Remedial works must be completed within 5 working days of the investigation’s conclusion.
- Any relevant supplementary works must be started within 12 weeks of the investigation being completed.
